North Carolina termite inspection and WDIR guide

North Carolina requires WDIR 100 when written wood-destroying insect findings are provided for a structure for sale. It is a visual report, not a clearance letter, structural evaluation, or warranty. Here is when the report comes up and how to check the pest-control company or applicator involved.

When it comes up

Is WDIR 100 a termite clearance letter?

No. NCDA says terms such as clearance letter can be misleading. WDIR 100 records visible evidence and conducive conditions in accessible areas; it does not guarantee that the structure is free of insects or damage.

Who can issue a North Carolina WDIR 100?

A North Carolina structural pest control licensee in W phase or an appropriately credentialed employee working for and under the supervision of that licensee.

What is outside a North Carolina WDIR?

It is not a structural-damage report, warranty, wildlife report, or wood-decay fungi report. Detached outbuildings are not routinely included unless they are requested, and inaccessible areas remain outside the visual inspection.
